Projects Under Review:
- Spring House Corporate Center Redevelopment-321Norristown Road: BET 309, LLC has resubmitted a proposal for a redevelopment project on Norristown Road where Berkadia is located. The property currently contains two office buildings, a barn, parking lot, driveway, lighting, landscaping and signage. The proposed plan is to demolish one of the office buildings, keeping Berkadia in the other, and construct a 4-story multi-family apartment building consisting of 278 units with an interior parking garage. In addition, the plan proposes three commercial retail buildings of 47,000 square feet total, additional parking, and an emergency access between Spring House Corporate Center and Gwynedd Estates next door. The property is currently zoned D-1 Special Use District which does not provide for residential use. The applicant filed a request to rezone the parcel to MF-3 and allow a mixed-use development. Because of heightened public interest during review of this zoning ordinance amendment last year, the Township asked the applicant to submit a conditional use plan with the ordinance amendment, which they have done. This step was taken so that more information about BET’s plans for the property would be available, including a traffic study. The plans for both the conditional use application and the zoning amendment are under review. Revisions to the proposed ordinance text were discussed again at the PC meeting on May 20th, 2026. The PC voted to recommend approval of the proposed ordinance and map amendment to the Board of Supervisors. This matter will be before the BOS at their meeting on June 23rd, 2026, at 7pm.
- Gwynedd Point Village Conditional Use Application- N. Bethlehem Pike & Cedar Hill Road (Spring House Nursery Triangle): The developer, Pete Penna, proposes to combine six separate parcels into one larger property totaling approximately 8.7 acres. He plans to build 48 townhouses there, along with other improvements including a realignment of the Cedar Hill Road-Bethlehem Pike intersection, parking areas, open space, curbing, sidewalks, and landscaping. Right now, the land is zoned for single-family homes. Mr. Penna has applied to change the zoning by expanding the Lower Pike Overlay District to include these parcels and others along North Bethlehem Pike from the Spring House Intersection to the Route 309 Bypass. To better understand Mr. Penna’s plans, the Township asked him to submit a conditional use application depicting the proposed development and expected traffic impact. If the zoning change is approved, townhouses would be allowed on this property, but only if the Township BOS grants conditional use approval. The public hearing for the rezone was held in December of 2025. The PC recommended the conditional use application for approval by the BOS with the conditions discussed. The BOS approved the rezone application at their meeting on March 24th, 2026. They also held a conditional use hearing and authorized the Township Solicitor to prepare a decision and order granting approval with conditions. The decision and order were approved by the BOS at their meeting on April 28th, 2026. The next step will be land development.
- 1622 Gypsy Hill Road Land Development (Lot #2 of the 1616 School House Lane Subdivision): Tisman Group LLC proposes to develop the lot created through the 1616 School House Lane Subdivision approved in 2024. This property is located at 1622 Gypsy Hill Road and will include one single-family residential dwelling. The applicant proposes to modify the area of disturbance depicted on the original subdivision plan and also proposes to modify the tree replacement waiver by planting additional trees. The revised plan showing the proposed tree removal and replacement was presented to the BOS on May 12th. The BOS authorized the Solicitor to prepare an approval resolution. The approval resolution will be before the BOS on May 26th, 2026.

Whitefield Subdivision- 1348 Sumneytown Pike: Whitefield Homes LLC propose a 10-lot subdivision and residential development located at 1348 Sumneytown Pike. The plan proposes nine new single-family residential building lots and one existing lot that will maintain the existing home and barn. The new lots will be accessed by a cul-de-sac road off Evans Road. The plan proposes public water and sewer. The plans are currently under review. This project requires Zoning Hearing Board (ZHB) approval before it can continue through the subdivision process. A ZHB application was filed but then withdrawn by the applicant.

Foulkeways at Gwynedd- 1120 Meetinghouse Road: Foulkeways is proposing an expansion to the existing fitness center building on their campus. They plan to add a covered concrete walkway and a new entry lobby. In addition, a portion of the existing asphalt trail would be replaced and reoriented to connect with the existing trail. This plan was recommended for conditional approval to the BOS by the PC on February 18th, 2026. The project was presented to the BOS, and they authorized the Township Solicitor to prepare a resolution of approval. This item has not yet been scheduled on a BOS agenda.
Projects Under Construction:
- Johns Lane Subdivision-776 Johns Lane: Single-Family residential subdivision consisting of 5 new building lots off of an extension of Johns Lane. New homes are under construction
- J&J CEAS LAB Land Development-1400 McKean Road: J&J is constructing a 42,000 square foot addition to Building 15 on the Spring House Campus. The project also includes the addition of a service parking lot, utility pads, a generator, subsurface utilities, and sidewalks/trails. The building will include lab space and mechanical support.
Projects Approved Construction Pending:
- Spring House Estates-728 Norristown Road: ACTs Retirement Community will be constructing two separate building additions, installing additional parking stalls, and reconstructing the entrance/drop-off area. They are also adding amenities to their campus including an improved courtyard area, walkways, site lighting and landscaping, and modifying an existing stormwater basin.
- Gwynedd Estates-301 Norristown Road: ACTs Retirement Community will be constructing a new two-story 39-unit assisted living facility on their campus and campus amenities.
- Cedar Hill Road Subdivision-1512 & 1524 Cedar Hill Road: Tisman Group LLC proposes a 4-lot residential subdivision on Cedar Hill Road. The applicant proposes to consolidate 1512 and 1524 Cedar Hill Road into one lot totaling 7.76 acres and then subdivide the lot into four new single-family residential building lots. The existing homes will be demolished. The revised plan was recommended for approval by the PC at their meeting on April 15th, 2026. This application was approved by the BOS at their meeting on April 28th, 2026.
